Winvic appointed to deliver national distribution centre for M&S at DIRFT

Winvic Construction has been appointed by Prologis to deliver a major new national distribution centre for Marks & Spencer (M&S) at Daventry International Rail Freight Terminal (DIRFT), in a £340 million investment to support the retailer’s plans to double the size of its food business.

 

The 1.3 million sq ft development will combine temperature-controlled warehousing, advanced fulfilment systems, and dedicated office space. The facility will also handle returns and recycling operations, reflecting the retailer’s growing focus on logistics efficiency and sustainability.

 

Winvic’s 52-week build programme will include two low-carbon single-storey warehouses with integrated multi-storey office accommodation, a security hub connected via pedestrian bridge, and a vehicle maintenance unit. The scheme also includes significant infrastructure and external works, including a new bridleway bridge, service yards, HGV and car parking, and landscaping.

 

On completion, the fully electric building will target BREEAM Outstanding certification—expected to be the largest in the world to achieve this rating—and an EPC A+ score. Sustainability measures include rooftop solar panels, electric vehicle charging, and energy-saving technologies, with carbon reductions assessed using RICS and UKGBC methodologies.

 

The project is also expected to deliver strong social impact, with Winvic and Prologis partnering with Northampton-based social enterprise Goodwill Solutions to support local employment and skills development. More than 2,000 jobs are expected to be supported during construction, with around 1,000 permanent roles on site once operational.

The appointment brings Prologis’ leased or committed space at DIRFT to over 75%, reinforcing its status as one of the UK’s most mature intermodal logistics hubs.
