Winvic delivering M&S logistics scheme at Avonmouth

Winvic Construction has been appointed to build a new 390,000 sq ft logistics facility for Marks & Spencer at Axis Works, a major industrial development site in Avonmouth.
The project is being delivered for developers Stoford and Epta Development Corporation (EDC) and has been pre-let to M&S on a 20-year lease. Forward funding is being provided by LondonMetric in a deal valued at £74 million. Completion is scheduled for summer 2026.
The facility will form part of M&S’s wider investment in its national food supply chain and includes extensive temperature-controlled storage areas. Internally, the building will feature 20,000 sq m of chilled space and a 900 sq m freezer unit, with infrastructure designed to maintain strict environmental conditions throughout.
Sustainability is a core feature of the design, with the scheme targeting BREEAM Excellent and EPC A ratings. Low-carbon measures include a roof-mounted photovoltaic system, rainwater harvesting, air source heat pumps, EV charging infrastructure, LED lighting, and green roof cycle shelters. The scheme will also follow the RICS Whole Life Carbon Assessment methodology to track embodied carbon.
Technical features include high-performance insulation, backup generators, airtight seals, and monitoring systems for cold chain integrity. Civil engineering works will include the installation of culverts beneath a new access road to maintain the flow of a drainage channel across land managed by the Lower Severn Internal Drainage Board. Specialist groundworks include the use of Prefabricated Vertical Drains and a Menard piling solution.
The project is located within the 101-acre Axis Works site at Central Park in South Gloucestershire, part of the Avonmouth-Severnside Enterprise Area—one of the UK’s key logistics zones. Once complete, Axis Works will provide approximately 2 million sq ft of industrial and logistics space.
