Construction begins on £800m Vista office-led London development

The project designed by Make Architects is transforming former ITV studios on the South Bank

Mitsubishi Estate London and development partner CO—RE have officially broken ground on Vista at 72 Upper Ground, a landmark £800 million office-led redevelopment on London’s South Bank.

The project, which reimagines the former ITV Studios site, is expected to complete by 2029 and deliver 640,000 sq ft of workspace and cultural infrastructure.


The groundbreaking ceremony on 25 September 2025 brought together senior leaders from government, international investment, and the cultural sector, including Minister for Investment Jason Stockwood, Deputy Mayor for Business and Growth Howard Dawber, and Japan's Ambassador to the UK Hiroshi Suzuki. Also present were senior figures from Mitsubishi Estate, Lambeth Council, and the National Theatre.


Designed by Make Architects, the scheme will include a 25-storey tower linked to two smaller buildings of 14 and 6 storeys. It will offer a mix of premium and affordable workspace, specifically tailored to support Lambeth’s creative industries. Plans also include new cafes, cultural venues, and publicly accessible green spaces, reinforcing the South Bank’s status as one of London's key cultural quarters.


Masanori Iwase, Senior Executive Officer of Mitsubishi Estate, said the project marks a "new chapter" for the South Bank, emphasising the company’s long-term commitment to London and the UK-Japan economic relationship. "We understand and respect the responsibilities that come with being a major investor in London," he said.


Minister Jason Stockwood hailed the development as a "huge vote of confidence in the UK" and a boost to the creative industries. "Mitsubishi Estate’s investment will empower the creative community in Lambeth and encourage businesses to grow," he added.


Bradley Baker, Chief Executive of CO—RE, described Vista as a "once-in-a-generation opportunity" to transform a key part of the South Bank. "This is a new cultural and commercial destination that will open up the riverfront, support Lambeth’s creative economy, and set new benchmarks for sustainability and wellbeing," he said.


Vista at 72 Upper Ground aims to be one of London’s most sustainable commercial buildings, aligning with broader ambitions to create inclusive, forward-looking workplaces and cultural spaces that serve both local communities and global businesses.
