Government signals £360m Euston Masterplan opportunity
Seeking a design and engineering partner for the redevelopment programme

The UK government is preparing to procure a design and engineering partner for the £360 million Euston redevelopment programme, with an early market engagement exercise due to begin in November. The role will support a five-year programme of infrastructure and development activity led by the newly formed Euston Delivery Company (EDC).
The Department for Transport (DfT) confirmed that a full contract notice is scheduled for publication on 1 May 2026. The appointed partner will play a central role in the integrated delivery of transport upgrades and over-station development across the Euston site, described as a project of national and local significance.
The EDC, announced as part of the government’s UK Infrastructure 10-Year Strategy in June 2025, will oversee the redevelopment of Euston station and surrounding land. The programme includes enhancements to the existing mainline station, expansion of London Underground interchange facilities, improvements to local bus and taxi infrastructure, and the creation of a new high-speed rail station.
The detailed design and construction of the HS2 station will be procured separately via a private finance partner, with the government exploring models such as design, build, finance and maintain (DBFM) and Tax Increment Financing to fund the scheme.
The wider regeneration effort, led by Master Development Partner Lendlease, aims to transform the Euston area into a mixed-use urban district with homes, commercial space, and public amenities. The over-station development covers approximately 60 acres and is being delivered in partnership with the Crown Estate.
The redevelopment will deliver a mix of social and affordable housing, retail and leisure uses, cultural and community facilities, and extensive public realm improvements. Emphasis is being placed on reconnecting neighbourhoods, encouraging active travel, and promoting inclusive economic growth.
According to the government, the EDC will work closely with Camden Council, the Greater London Authority and other stakeholders to ensure that the regeneration of Euston delivers both transport infrastructure and long-term social value, including skills development and job creation.
The engineering and design partner will be required to demonstrate core capabilities in integrated infrastructure delivery and support the EDC in realising the site's long-term commercial, housing and placemaking ambitions.
