Plans for final Elephant & Castle plot submitted

Developer Hub has submitted plans for the last remaining plot in the Elephant Park regeneration scheme in south London. It describes the proposal as an opportunity to meet long-standing local needs while completing a major regeneration project.


The 1.2-acre mixed-use development, designed by Allford Hall Monaghan Morris (AHMM), will include co-living homes, social housing, a community health hub, and ground-floor amenity space across three buildings.


The proposal marks the final phase of the Elephant Park masterplan and aims to deliver a mix of residential and community uses. The buildings will be connected by landscaped public realm, designed by Gillespies, that integrates with the existing park and prioritises accessibility, greenery, and community interaction.


A key component of the scheme is a new community health hub, which will occupy the ground and first floors of one of the buildings at the corner of Elephant Road and Walworth Road. The facility is intended to address local demand for healthcare infrastructure and benefit from strong transport connections in the area.


The development will feature shared outdoor spaces, including a podium courtyard accessible to residents of all buildings, a children’s play area, and two rooftop terraces. The scheme will be car-free, except for spaces allocated to affordable housing and healthcare use, and will include dedicated cycle storage.


The three buildings have distinct architectural identities influenced by their immediate context, but are unified by a consistent materials palette, including brick façades. Both AHMM and Gillespies have been involved in previous phases of Elephant Park.


The planning application follows six months of community engagement involving over 800 conversations and feedback sessions with local residents and stakeholders. Insights from this consultation were used to inform the final design.


No timeline for planning determination or construction start has been announced.
