Gloucester Docks BtR proposal for waterside BtR project

H2O Urban proposes ‘car-free’ BtR scheme in Gloucester Docks

A partnership between developer bloc and the Canals & Rivers Trust is consulting on proposal for a residential development at the West Quay.


The current proposal is for a single, six-storey building with 141 rental apartments of 1 or 2 bedrooms. H2O Urban points to Gloucester’s high annual requirement for new homes which this proposal would help to address.


Gloucester Docks has seen extensive regeneration in the past few years, with historic buildings redeveloped for commercial and residential use. The proposed new project on West Quay is in an area which has not benefitted from this wider regeneration. The site consists of a car park and three warehouses.


There are no listed buildings on site however, H2O Urban has committed to retaining one of the warehouses for ‘amenity space’. Pans include a range of on-site amenities, which will help to foster a vibrant residential community. These on-site amenities include a gym, social spaces and a residents’ garden with seating.


A range of local amenities are within walking and cycling distances, while also being well-served by public transport links. Given this easy access, the proposed accommodation is intentionally designed to to be car-free.


To accommodate residents and encourage active travel, the development will provide a large indoor cycle store with security and charging for e-bikes, with at least one bike storage space per home.


Subject to achieving planning approval, construction activity could commence in mid-2026 with completion in just over two years.
