Watford’s first co-living scheme set for approval

Re:Shape's Bridle Heights, Watford has been recommended for approval by Watford Council.

21 July 2025

Bridle Heights, Watford, from rental housing specialist Re:Shape has been recommended for approval by Watford Council. The 18-storey project will include 280 co-living studios, affordable workspaces and traditional office space.

This will be Watford’s first co-living scheme, providing 210 private studio rooms with shared internal communal amenity areas at the ground and top levels of the building. These include a fitness studio and a roof terrace.

Watford Council notes that co-living accommodation counts towards Watford’s housing supply on a ratio of 1.8:1 basis. Every 1.8 co-living studio rooms is considered equivalent to one self-contained home in terms of housing need. This proposal would therefore deliver the equivalent of 116 dwellings, helping Watford Borough Council to meet housing needs.

The scheme, due for opening in Q3 2026,  is close to Watford Junction station and designs show that the project is car-free.
