£44m masterplan for Wootton Science Park receives planning approval

Hartwell Plc has secured planning permission for a £44 million redevelopment of Wootton Science Park near Oxford, paving the way for a new phase of growth focused on carbon-efficient laboratory and workspace facilities for small and medium-sized science and technology firms.


The masterplan, designed by Scott Brownrigg and approved by Vale of White Horse District Council, will deliver approximately 106,000 sq ft of commercial space across five new buildings. These will be complemented by landscaped areas, secure cycle storage, and on-site amenities including a bistro and gym, aimed at supporting employee wellbeing and broader community engagement.


Hartwell has owned the site since 1975 and developed its first building in 2005. The new plans respond to rising demand from fast-growing sectors such as life sciences, quantum technologies, artificial intelligence and sustainability, with the intention to speculatively develop “grow-on” space for innovative SMEs.


Joanne Churchill, group property manager at Hartwell Plc, described the approval as a significant milestone. “We are committed to responding to growing demand by developing high-quality lab and workspace that not only fosters research but also promotes wellness and productivity for our occupiers and the local community,” she said.


Current tenants at Wootton Science Park include Bupa’s Stratum Dermatology Clinic and DeepTech Recycling, both based in Origin, a CL2 laboratory building completed in 2024.


Situated to the south-west of Oxford, the park benefits from strong connectivity via the A420 and A34, and close proximity to the region’s major science and business hubs.


The consultant team includes Ridge, Newmark, IMA, Macfarlane and Associates, Aspect Ecology, Hoare Lea and Campbell Reith. Commercial leasing is being handled by CBRE and Savills.


Construction is expected to commence shortly, with job creation anticipated both during the build phase and once the new facilities are operational.
