Panattoni secures consent for speculative Southampton logistics scheme

Panattoni has secured planning permission for a new speculative industrial and logistics development in Southampton, strengthening its investment in one of the UK's most constrained warehouse markets.
The approved scheme, known as T Park Southampton, will deliver approximately 223,000 sq ft of Grade A industrial and logistics space across five detached units at Salisbury Road, Totton.
The development will provide flexible accommodation ranging from around 25,000 sq ft to 100,000 sq ft, targeting a broad mix of occupiers including manufacturers, distributors, last-mile logistics operators, port-related businesses and companies supporting the defence supply chain.
Located immediately adjacent to Junction 2 of the M27, the site offers direct access to the South Coast, the M3 corridor, London and the wider motorway network. It also lies approximately 5.5 miles from the Port of Southampton, one of the UK's principal deep-water container ports and a key gateway for international trade.
Panattoni said the project forms part of its strategy to expand its speculative development pipeline in locations where occupier demand remains strong but the availability of modern industrial space is limited.
The scheme has been designed to meet high sustainability standards, targeting a BREEAM 'Excellent' rating alongside EPC A+ offices and EPC A warehouse space.
Environmental features will include roof-mounted solar photovoltaic panels, rainwater harvesting, electric vehicle charging infrastructure, energy sub-metering, enhanced building fabric and increased natural daylight through 15% rooflights, helping reduce operational energy use and occupier costs.
David McDougan, Senior Development Director for the South Coast at Panattoni, said securing planning consent represented an important milestone in the company's continued expansion within key supply-constrained markets. He described Southampton as a strategic location offering strong transport connections, access to a major UK port and a substantial regional labour market.
The development reflects continued confidence in the industrial and logistics sector, where developers remain willing to bring forward speculative schemes in strategically located markets despite wider economic pressures. With demand continuing to outstrip the supply of modern warehouse space in many regions, well-connected locations close to major ports and motorway networks remain a focus for institutional investment and new development.
Construction timings for the scheme have not yet been announced.
