Lloyds Banking completes sustainable office revamp in Halifax
Wates Smartspace delivers modernised worlpace for 3.500 staff

Lloyds Banking Group has completed a full refurbishment of its Halifax headquarters at Trinity Road, delivering a heritage-led, energy-efficient workplace for 3,500 employees. The transformation, led by Wates Smartspace, has modernised the Grade II-listed building while significantly improving sustainability and supporting local employment.
The 317,000 sq. ft office—originally opened by Queen Elizabeth II in 1974—has been upgraded to operate on zero carbon heating through a ground source heat pump system. Boreholes were drilled to a depth equivalent to the height of The Shard, and thermal improvements have made the building three times more energy efficient.
Key architectural features such as the York Stone façade, distinctive lighting grid, and listed timber panelling have been retained, preserving the building’s historic character as part of the wider regeneration effort in Halifax.
The redevelopment includes three bio-diverse green roofs, a living wall, rainwater harvesting systems, and extensive use of recycled materials. Curtain walling incorporates 100% recycled metal and glass, and 12,000m² of carpet from Lloyds’ Leeds office has been reused. Waste minimisation efforts saw 99% of construction waste diverted from landfill.
The £20 million project was delivered through local suppliers, with a strong focus on skills and employment. Wates and its partners supported 112 people into jobs, including 75 apprentices, and facilitated over 460 student site visits and talks. Around 100 students are now taking part in apprenticeships, graduate placements, or T-level qualifications at the new workplace.
In addition to employment and training, the project team engaged in wider community initiatives, partnering with local charities, donating office furniture, and volunteering more than 6,000 hours on local projects.
