Multiplex appointed to deliver 99 City Road

Endurance Land has appointed Multiplex as main contractor for 99 City Road, clearing the way for construction to begin on a major new office tower between the City of London and Old Street.

Construction of the 36-storey building is scheduled to start in the third quarter of 2026, with practical completion targeted for 2030. The development will provide 475,000 sq ft of commercial accommodation and has been designed for up to 4,000 occupiers, with a particular focus on businesses operating in technology, innovation and the wider knowledge economy.

Multiplex's appointment follows its earlier involvement in the project as Construction Partner under a Pre-Construction Services Agreement and represents its second major commission for Endurance Land, a member of Nan Fung Group.

The project adds another significant development to London's pipeline of premium office accommodation at a time when occupier demand is becoming increasingly concentrated around high-quality, well-connected and environmentally efficient buildings.

Located at the intersection of Old Street and the City, 99 City Road is being designed around flexible floorplates and high-power capacity to accommodate the requirements of technology and innovation-led businesses.

The building will include a triple-height events space, wellness suite, dining and café facilities, conference lounges, private terraces, end-of-trip facilities and a makerspace.

Its specification reflects the increasing competition among major London office developments to differentiate themselves through amenities, technology and environmental performance as occupiers become more selective about the space they take.

The project is targeting BREEAM Outstanding and NABERS 5-star ratings alongside SmartScore and WiredScore Platinum certifications. Circular economy principles and whole-life considerations are also being incorporated into the development.

The appointment builds on the relationship established between Endurance Land and Multiplex at Regent Quarter, where the contractor recently delivered Jahn Court and Brassworks.

Those buildings have subsequently been leased to OpenAI and are expected to open in 2027, providing an interesting backdrop to Endurance Land's positioning of 99 City Road towards the technology and knowledge economy.

The project reflects a broader change underway across London's office sector. While hybrid working has affected demand for conventional office space, occupiers continue to compete for the highest-quality buildings, particularly where sustainability, connectivity and extensive amenities can support recruitment, retention and workplace attendance.

Developers responding to that shift are increasingly delivering offices less as conventional floorspace and more as highly serviced environments capable of supporting collaboration, employee wellbeing and changing technology requirements.

At 475,000 sq ft, 99 City Road represents a substantial commitment to that end of the market.
