Vastint UK secures approval for Tetley refurbishment in Leeds

Scheme will deliver 13,000 sq ft of office and event space

31 December 2025

Leeds City Council has granted planning permission for the refurbishment and extension of The Tetley, the Grade II-listed former brewery headquarters at the centre of the Aire Park development. Developer Vastint UK plans to preserve and modernise the 92-year-old building, enhancing public access and restoring several original architectural features.

The approved proposals include restoration of the Tetley boardroom with its original wood panelling and parquet flooring, reactivation of the basement for public use, and conversion of the ground floor into market hall space and amenities. The building’s single-storey northern extension will be replaced with a two-storey addition, including an accessible roof terrace.

The scheme also includes 13,000 sq ft of office accommodation and event space on the upper floors, retaining the building's longstanding links to both commerce and culture. Accessibility improvements feature prominently, including the installation of Changing Places facilities.

The refurbishment, designed by Supervene and Enjoy Design, aims to retain key art deco elements while upgrading the building’s energy performance and overall functionality. Kirkstall Brewery, which currently occupies the site, will vacate in late 2026, enabling work to begin.

Vastint UK acquired The Tetley in 2022 from Carlsberg as part of its wider Aire Park masterplan. The 24-acre development on Leeds' South Bank includes 1,350 new homes, 800,000 sq ft of office space and a new eight-acre city centre park.

The refurbishment of The Tetley is intended to position the building as a cultural and commercial focal point within Aire Park, contributing to the long-term regeneration of the South Bank area.
