London Square plans resi future for former office

London Square has submitted a planning application to redevelop Wimbledon Bridge House, a vacant office building in south west London, into a mixed-use scheme featuring 123 homes and around 27,000 sq ft of commercial space.
The 1989-built property, located opposite Wimbledon train station and close to the All England Lawn Tennis Club, was acquired by London Square earlier this year. The proposed scheme is designed by Fourfoursixsix Architects and aims to transform the site into a residential-led development that enhances the surrounding streetscape while supporting local employment.
Under the submitted plans, the existing structure would be extended and reconfigured, with a redesigned façade intended to improve its contribution to the local town centre. The residential element would include a mix of studio, one-, two-, and three-bedroom apartments. The commercial floorspace is expected to support retail and employment uses, contributing to the vitality of the area.
The project also prioritises sustainability through adaptive reuse of the existing structure. By retaining and retrofitting the building, London Square aims to reduce the development's embodied carbon footprint.
Adam Lawrence, Chief Executive of London Square, said: “By repurposing Wimbledon Bridge House, a vacant office block in a largely suburban borough, we can make a meaningful contribution to housing supply in Merton. The scheme seeks to enhance the local townscape and reduce carbon impact by preserving the building’s structure and maximising retained embodied carbon, while modernising the façade.”
The proposal forms part of London Square’s wider strategy of retrofitting commercial buildings to provide housing and modern mixed-use spaces across Greater London, including previous projects such as Westminster Tower and County Hall Kingston.
The planning application is now with the London Borough of Merton for consideration.
