Chorlton shopping centre redevelopment plans approved

262 homes and new retail spaces to replace former retail site

Chorlton shopping centre redevelopment plans approved

Manchester City Council has approved proposals to redevelop the former Chorlton Cross Shopping Centre into a mixed-use scheme featuring new homes, retail spaces and public realm. The scheme is being brought forward by PJ Livesey in partnership with the Greater Manchester Pension Fund (GMPF).

The approved plans will deliver 262 one-, two- and three-bedroom apartments, each with access to outdoor space via balconies or gardens. Twenty percent of the homes will be affordable, including units available for social rent.

The redevelopment includes around 3,500 sq m of public open space, with a walkable route connecting to Manchester Road and new outdoor seating areas. A mix of retail units will be delivered, including a ‘Makers Yard’ aimed at supporting small and start-up businesses.

Up to 60 new trees will be planted across the site, with efforts made to retain existing mature trees.

The scheme follows extensive community consultation during 2023, which led to several design changes based on local feedback. PJ Livesey aims to begin site preparation in early 2026, starting with the demolition of existing buildings including Graeme House.

The development is the latest residential investment by GMPF, supported by CBRE as property adviser. Southway Housing Trust is also involved in delivering the affordable housing element, including one- and two-bedroom apartments intended to meet local demand and free up larger homes for families.
