Lewisham Council approves major redevelopment of 1970s shopping centre

Lewisham town centre is set for large-scale redevelopment following Lewisham Council’s approval of Landsec’s masterplan to transform the existing 1970s-era shopping centre into a mixed-use urban neighbourhood.


The approved scheme will retain the current amount of retail space while introducing over 1,700 new homes, 660 student beds, and 445 co-living units. According to the developer, 20% of the homes will be designated as affordable.


The 17-acre site will also feature a range of public amenities, including three new public squares, more than 300 new trees, and a significant increase in green space, making up nearly half the total area.


Architect Studio Egret West notes that: “Our proposals for Lewisham Shopping Centre reshape the heart of Lewisham with a bold, green vision that combines urban living, thriving community spaces, and ecological revitalisation. At its core, a lush, expansive public rooftop park will house a wild meadow, larger than a football pitch, creating a green sanctuary for residents and visitors alike.”


The development includes provision for a new permanent home for Lewisham’s Model Market and a 500-capacity venue for music, arts, and cultural events aimed at supporting the night-time economy.


The plans were approved by the council on 16 October and are designed to be delivered in phases. Landsec stated that the phasing is intended to minimise disruption, retain active parts of the existing shopping centre during construction, and preserve revenue streams. This approach is also expected to accelerate the delivery of community benefits.


Public engagement formed part of the planning process, with more than 3,000 local residents and workers consulted. Landsec reports that the proposals received strong local backing, with supporters citing the need for new housing and employment opportunities. The developer estimates that the scheme could generate around £160 million annually for the local economy once complete.


Mike Hood, Chief Operating Officer at Landsec, said the project marks a “new chapter” for Lewisham and will provide long-term value through new homes, community spaces and infrastructure.


The approval extends Landsec’s involvement in the area, where the company has had a presence for two decades. No confirmed timeline for construction has been disclosed.
