Plans approved for new Swadlincote leisure and office development

Plans for a new leisure and office development in Swadlincote have been approved by South Derbyshire District Council’s Development Management Committee, marking a significant step forward in the town’s regeneration programme.

The scheme, located off William Nadin Way, will replace the existing Green Bank Leisure Centre and provide a modern leisure facility alongside new office accommodation for the council.

The development will include a six-court sports hall, swimming facilities, gym, fitness studios, café and flexible community spaces designed to support a wide range of leisure, health and wellbeing activities.

The approved proposals form part of wider efforts to revitalise Swadlincote town centre and improve community infrastructure across South Derbyshire.

Following an extensive programme of public consultation, the sports hall element of the scheme has been expanded beyond the original concept design. Feedback from residents, local sports clubs, community organisations and sporting bodies led the project team to review the facility's capacity and future requirements.

As a result, the sports hall has been enlarged to create a more flexible and future-proofed facility capable of supporting a broader range of sporting activities, training programmes and events.

The revised design has been developed by CPMG Architects and the wider consultant team, who identified opportunities to increase the size of the sports hall while maintaining the overall facility mix and remaining within the approved project budget.

Councillor Robert Pearson, leader of South Derbyshire District Council, described the approval as an important milestone for both the project and the wider district.

He said: “These proposals will deliver modern, high-quality leisure and community facilities that residents can be proud of for generations to come.

“What is especially positive is that the scheme has continued to evolve through meaningful engagement with local people, sports clubs and community groups.”

Alessio Granata, senior architect at CPMG, said the project had been designed to meet the long-term needs of the local community. He said: “The plans for Swadlincote Leisure Centre showcase a futureproofed design, one that will support the local community for years to come.”

Enabling works are expected to begin during summer 2026, with the new leisure centre and office development scheduled to open in spring 2028.
