Plans for deep retrofit of former London BHS site

Berkeley Estate Asset Management (BEAM) is consulting on ideas for the retrofit and extension of 33 Cavendish Square near Oxford Street.
The site was formerly occupied by retailer BHS and UAL College of Fashion. It includes a central 21-storey office tower along with a 6-storey element which is now vacant. BEAM notes that the site is currently occupied by “underwhelming and inflexible retail on Oxford Street”.
The aim of the project is to transform the site into “highly flexible, flagship retail (that) will provide space for world-class brands on Oxford Street.”. The perimeter of the building will be entirely redesigned to provide greater visual interest and activation.
In line with Westminster’s retrofit-first policies, the project will retain more than 50% of the original building. BEAM states that its sustainability aspirations include making this an all-electric scheme and a building that is net-zero in operation. It will also take a passive-first approach to building fabric.
Best in class new, and newly refurbished, office space will be designed to accommodate a broad range of different businesses. The scale of this strategically important site will also help to address the acute shortage of Grade A office space across the West End.
A dedicated space at the ground and first floor will be reserve for a new cultural destination. It will comprise a new auditorium in the heart of the West End with a capacity for over 400. Flexible event space will also be provided along with workshop space for creatives.

BEAM is working with architects KPF and planning consultant Newmark on the project.
