Plans for Glasgow Queen St Station revealed

Network Rail and its joint venture development partner Blocwork have submitted early proposals to Glasgow City Council to redevelop a vacant site next to Glasgow Queen Street station. The 0.75-hectare (1.85-acre) brownfield site is set to become a key component of the city’s broader regeneration strategy, supporting jobs, transport enhancements, and new commercial development.


The proposal, outlined in recently submitted Proposal of Application Notices (PANs), aligns with Glasgow's 2030 City Centre Strategy. The scheme aims to create an enhanced ‘Station Quarter’ that will improve access, facilities, and public space around the station, which currently serves approximately 15 million passengers annually.


Central to the first phase of development is a landmark office building with high environmental credentials. This will be accompanied by a new station entrance from North Hanover Street, upgraded station retail areas, and public realm improvements that connect to the George Square redevelopment and the ongoing ‘Avenues’ streetscape programme.


The wider vision includes up to 40,000 square metres of commercial space, with later phases potentially delivering additional office and residential buildings. The overall scheme is expected to support around 350 jobs across direct, indirect, and construction-related roles, while also creating new training and skills opportunities.


Located in Glasgow’s ‘Principal Retail Area’ and within the City Centre Strategic Economic Investment Location as designated in the City Development Plan (2017), the site has been identified for growth in both retail and business sectors.


Design for the redevelopment is being led by Scottish-based Comprehensive Design Architects (CDA), working in partnership with Arup. CDA’s previous projects include MODA Edinburgh, Printworks Manchester, and Old Brewery Bristol, while Arup was involved in the recent refurbishment of Glasgow Queen Street station.


A public consultation will take place in the autumn as part of the statutory pre-application process, allowing stakeholders and residents to review and comment on the plans.


Robin Dobson, Group Property Director at Network Rail, said the proposals reflect a renewed confidence in Glasgow’s economic future: “Aligning with Glasgow’s 2030 City Centre Strategy, the plans unlock and transform disused railway land at the heart of the city to enhance the station and create modern, connected spaces for people to live and work. It is a real statement of our confidence in Glasgow and the potential for continued future growth.”
