Habiko unveils plans for 240 low-carbon affordable homes in Warrington
Plans for 240 affordable rental homes on brownfield site

Habiko, a joint venture housing partnership formed by Pension Insurance Corporation, Homes England and developer igloo, has announced plans to deliver 240 affordable rental homes on a brownfield site in Warrington town centre.
The proposed development, located at Academy Way, will comprise one- and two-bedroom apartments aimed at addressing local demand for affordable, low-energy housing. The project is designed to be car-free and will feature a central landscaped courtyard, with direct connections to nearby pedestrian networks and the Time Square district.
The site, currently occupied by a disused retail unit, is owned by Warrington Borough Council and sits to the south east of the town centre. The building will be demolished to make way for the new development, which is intended to contribute to local regeneration and economic activity through job creation and green skills development.
The homes are being designed by AHR Architects and will prioritise energy efficiency in line with Habiko’s wider strategy of delivering low-carbon, affordable homes across England. Academy Way has been identified as a strategic location due to its accessibility, transport links and proximity to employment opportunities.

The scheme is currently at the public consultation stage, with a Community Conversation event scheduled for 28 November 2025 at Warrington Market. Feedback from the event and additional submissions up to 15 December will inform the final planning application, which is due to be submitted to Warrington Borough Council later this year.
The Warrington scheme forms part of Habiko’s broader pipeline, which aims to deliver affordable, energy-efficient homes in high-demand areas across England.
