Muse submits plans for 185 homes on Salford carpark

Scheme is part of the Adelphi Village project for Crescent Salford

Developer Muse has submitted plans for the second phase of housing at the Farmer Norton site in Salford, proposing the construction of 185 new apartments on a former car park off Cleminson Street.


The development forms part of the wider Adelphi Village project, which will deliver over 800 homes as part of the Crescent Salford masterplan - a major regeneration initiative led by ECF, a joint venture between Homes England, Legal & General, and Salford City Council, in partnership with the University of Salford.


The latest proposal, known as Farmer Norton Phase 2, will deliver a mix of one- and two-bedroom apartments for rent and sale across two linear blocks rising to five and six storeys. The layout has been designed to optimise daylight and includes a private courtyard garden, seating areas, and biodiversity enhancements such as tree planting and wildlife-friendly landscaping.


Cycle storage will be provided to encourage sustainable transport, and the scheme will also include accessible homes, disabled parking bays, and flexible ground-floor space suitable for mixed uses.

The application follows an earlier phase submitted earlier this year, which proposes 42 three-bedroom homes on the remainder of the site. Together, the two phases represent a significant reuse of underutilised brownfield land to support local housing demand.


Lawrence Myatt, senior project manager at ECF, said the proposals are an important step in delivering sustainable housing as part of Salford’s future. "Farmer Norton is a key part of Adelphi Village, helping to create a new neighbourhood of environmentally friendly homes that reflect the area’s industrial past while addressing modern housing needs," he said.


Designed by dRMM Architects, the new buildings draw inspiration from the former Adelphi Iron Works, which once occupied the site until the mid-20th century.


Subject to planning approval, the scheme will contribute to the ongoing regeneration of Salford’s Crescent area, supporting a shift toward high-density, mixed-tenure housing on previously developed land.
