Corscale appoints delivery team for 140MW Iver data centre project

Predevelopment works to begin this summer on a major new data centre campus in Buckinghamshire.

Corscale has appointed McLaren Construction and Phoenix ME to begin predevelopment works on a new 140MW data centre campus in Iver, Buckinghamshire.

 

The project, located on a 14-acre site at Court Lane close to the M25, represents a significant addition to the UK’s digital infrastructure pipeline and is situated within one of the country’s most established data centre locations.

 

The scheme will comprise two data centre buildings alongside a dedicated 140MVA substation, forming a large-scale campus designed to support growing demand for digital infrastructure capacity.

 

Designed by Gensler, the development has been planned to respond sensitively to its surroundings, including the nearby Grade II-listed farmhouse. The project team said the design also incorporates biodiversity considerations as part of the wider site strategy.

 

The appointments have been made under a pre-construction services agreement, with McLaren Construction acting as main contractor and Phoenix ME serving as MEP delivery partner. The wider team includes Gensler as architect, Cundall as MEP designer and L&P Group providing engineering support.

 

Predevelopment activity will begin on site in July and will include site clearance, enabling works and infrastructure preparations ahead of the main construction programme.

 

Early works will focus on the relocation of two major water mains and the implementation of a full site remediation strategy.

 

The site is currently occupied by a range of industrial uses, including vehicle storage, waste transfer operations, aggregate storage and recycling activities.

 

Julian Michalski, head of development for Corscale Europe, said the project team had been assembled to deliver the scheme to the highest technical and engineering standards.

 

He said: “It brings a combination of expertise and experience – each with a strong track record in complex, mission-critical environments – to deliver superior quality, programme certainty and technical assurance at every stage.”

 

David McDonnell, managing director for data centres at McLaren Construction, said increasing scale and complexity within the sector were driving the need for advanced construction techniques and project delivery approaches.

 

The project is targeting practical completion in the final quarter of 2029.

 

Once complete, the development will transform the existing industrial estate into a major digital infrastructure campus, adding significant new capacity within the UK’s core data centre market.
