AJC Group appointed to deliver Boscombe regeneration scheme
Mixed-use scheme bringing new homes, community facilities and public space to Bournemouth suburb.

AJC Group has been appointed by Bournemouth, Christchurch and Poole (BCP) Council to deliver a major mixed-use regeneration scheme in Boscombe, marking the next stage in plans to revitalise a key site close to the town centre.
The Hawkwood Road development, which is backed by UK Government regeneration funding, will transform a nine-hectare site into a new neighbourhood combining housing, community facilities, commercial space and improved public realm.
The project will be delivered in two phases, with work due to begin in July 2026.
The first phase will focus on creating new community infrastructure, including a two-storey community centre, four retail kiosks and a new pedestrian link between Hawkwood Road and Christchurch Road. The works will also deliver landscaping, drainage improvements and upgraded public spaces designed to improve connectivity and create a stronger sense of place.
The second phase will introduce 68 new apartments alongside commercial accommodation spread across three buildings. The development will also provide a new public park, cycle storage, parking, refuse facilities and associated highways and landscaping works, creating a more attractive and accessible environment for residents and visitors.
Ground floor commercial space within the scheme has been designed to accommodate health or community-focused services. BCP Council is continuing discussions with NHS partners regarding the potential provision of local healthcare facilities, while retaining flexibility for alternative community uses should healthcare requirements change.
The regeneration forms part of the council's wider vision to create a vibrant mixed-use neighbourhood that supports housing delivery while strengthening local services and improving the quality of the public realm.
Rather than focusing solely on residential development, the masterplan brings together homes, community facilities, commercial space and green infrastructure, reflecting the growing emphasis on creating sustainable neighbourhoods that support both economic activity and community wellbeing.
