One Eden refurbishment scheme at 33 Canada Square will deliver office and retail space.

Canary Wharf Group (CWG) has launched One Eden, a major office refurbishment scheme at 33 Canada Square, with planning consent secured for the redevelopment.
The project will deliver more than 545,000 sq ft of workspace alongside retail space and the potential for a rooftop restaurant, repositioning the existing building at the centre of Canary Wharf’s commercial district.
Located adjacent to Eden Dock and connected to Jubilee Park and Canada Square Park, the building will be comprehensively upgraded to meet modern occupier requirements, with delivery planned on a pre-let basis.
Originally designed by Foster + Partners, the building is being reimagined by architect tp bennett, with a focus on creating a high-quality, amenity-rich workplace environment. A new internal atrium will form a central feature of the scheme, designed to improve natural light and enhance the internal environment.
The redevelopment places a strong emphasis on retrofit, with 97% of the existing structure to be retained. This approach is expected to preserve more than 62,000 tonnes of concrete and significantly reduce embodied carbon compared with a new-build alternative.
The building will be fully electric, incorporating heat pump technology, high-performance glazing and advanced building systems to improve energy efficiency. CWG said the scheme is targeting a 44% reduction in regulated carbon emissions.
Sustainability targets for the project include BREEAM Excellent, NABERS 4.5-star, WELL Platinum and an EPC A rating, alongside WiredScore Platinum certification for digital connectivity.
Additional features include rooftop photovoltaic panels, winter gardens within the atrium spaces and enhanced biodiversity through landscaped terraces.
The launch of One Eden reflects a wider trend across central London towards the refurbishment of existing office buildings, as developers seek to align established assets with evolving sustainability standards and occupier expectations while addressing limited supply of prime workspace.
