Approval for 507-bed student scheme in Southampton

Scheme offers shared living and retail enhancements to  Portswood neighbourhood.

7 January 2026

Planning permission has been granted for a new student accommodation development in Portswood, Southampton, delivering 507 bedrooms across two buildings of five and six storeys. The approved scheme also includes 831 square metres of flexible commercial space and approximately 724 square metres of new public realm along Portswood Road.

Designed by Corstorphine & Wright for Fusion Group, the project will introduce student housing on the upper floors with commercial units at street level. The scheme is intended to serve students from both the University of Southampton and Solent University.

Designs for the ground floor include new retail space and student amenities, with enhanced streetscape and landscaping improvements forming part of the wider public realm offer. Plans include tree planting and two landscaped courtyards for residents, aimed at increasing biodiversity and providing social space.

The development includes a mix of private study areas, communal kitchens, lounges, and fitness facilities, with layouts intended to support both independent and communal living. Externally, the design adopts a red brick and stone material palette to reflect the local built environment.

As part of the planning process, the developers stated that the scheme would help support local businesses by increasing footfall along Portswood Road and improving visibility of adjacent heritage buildings, including the former cinema.

Fusion Group will build and operate the scheme, adding to its portfolio of student accommodation developments across the UK.
