Bruntwood SciTech invests £11m in Melbourn Science Park
Office and R&D upgrades aim to attract a wider range of innovation businesses
4 November 2026

Bruntwood SciTech has announced an £11m investment in Cambridge’s Melbourn Science Park, upgrading more than 22,000 sq ft of workspace as it seeks to attract businesses from a broader range of sectors.
The programme combines office and R&D laboratory space with a new gym, enhanced landscaping and electric vehicle charging. Bruntwood SciTech, a joint venture between Bruntwood, L&G and Greater Manchester Pension Fund, said the changes would support companies needing technical facilities alongside administrative space.
Ash House will offer office and R&D laboratory suites of up to 4,500 sq ft, available in shell, open-plan or fitted and furnished formats. Beech House will provide up to 19,000 sq ft of workspace and R&D accommodation in CAT A, fitted or fitted and furnished configurations, ready for occupation from winter 2026.
Fitted offices will include kitchens and acoustic meeting rooms, with private fibre connectivity of up to 10Gb. Building upgrades include split air-conditioning and smart lighting, contributing to an improved EPC B rating, according to Bruntwood SciTech. Gas storage will be available to support Containment Level 1 laboratory requirements.
The 17-acre landscaped campus lies nine miles south of Cambridge. Existing occupiers include technology consultancy TTP and biotech business Cellular Origins.
Bruntwood SciTech is targeting further demand from sectors including deep tech, cyber and engineering. It said the combination of office and laboratory accommodation would allow businesses to bring technical R&D and administrative teams together within the same premises.
Mark Julian, associate director for commercial at Bruntwood SciTech, said: “Innovation doesn’t belong to one sector. The businesses developing new ideas, products and technologies today span everything from engineering and digital to research, technology and beyond, and we want Melbourn Science Park to be a place where all of those ambitious businesses can find the space and support they need to grow.”
A new gym will occupy the ground floor of Glade House, formerly Building G. It will complement existing facilities including showers, cycle storage and conference space.
The park’s Talking Point venue will become Linden Suites, offering external businesses access to a flexible lecture theatre, event space and a meeting room. Other buildings will also be renamed as part of the campus changes.
Occupiers will have access to Bruntwood SciTech’s wider network, which the company says comprises 1,450 businesses across 28 city-centre innovation hubs and ten campuses.
