GRAHAM appointed for £45m Stratford student scheme

Marshgate Lane development will provide 321 bedspaces and artists’ workspace

21 October 2026

Gamuda Land UK has appointed GRAHAM to deliver a £45m purpose-built student accommodation development at 14 Marshgate Lane in Stratford, east London. The appointment moves the 321-bedspace scheme into its construction phase.

The site lies between Stratford High Street and Queen Elizabeth Olympic Park, approximately 100 metres from Pudding Mill Lane Docklands Light Railway station. The development will combine student accommodation with 294 sq m of ground-floor commercial space dedicated to artists’ studios and workspace.

Student rooms will comprise a mix of cluster accommodation and self-contained studios. Shared facilities will include kitchen, dining and social spaces, alongside a gym and games rooms.

The complex will sit within landscaped surroundings, with an elevated communal space running the length of the site. This will provide outdoor areas for study and socialising, with views across the surrounding waterways.

Infrastructure works form part of the project, including a new road and improved pedestrian and cycle access from the northern side of the site.

Niall Farmer, head of Gamuda Land UK, said: “The appointment of GRAHAM marks an important milestone as we move into the delivery phase of Marshgate Lane, reflecting our confidence in Stratford as one of London’s most dynamic and well-connected growth locations.”

The development forms part of Gamuda Land UK’s expanding London portfolio. The company said the project reflected its continued investment in the UK and its focus on developments in well-connected locations.

Pat O’Hare, regional director at GRAHAM, said: “Stratford continues to attract significant investment and has established itself as a major destination for education, innovation and culture. This scheme responds to growing demand for high-quality student accommodation while creating an environment that supports wellbeing, encourages community and contributes positively to the wider area.”
