Bruntwood SciTech reveals £17m expansion plans for Manchester One
Modernised landmark tower to deliver 160,000 sq ft of workspace

Bruntwood SciTech has submitted plans for a £17 million redevelopment and expansion of Manchester One, transforming the 21-storey Portland Street tower into a modern, amenity-rich workspace designed to support innovation-led businesses.
The proposals include a comprehensive refurbishment of the existing 131,000 sq ft building alongside a new four-storey extension, bringing total floorspace to 160,000 sq ft. The development is part of Bruntwood SciTech’s long-term strategy to invest in infrastructure for the UK’s knowledge economy.
Located in Manchester’s innovation district, close to Oxford Road station, the refurbished Manchester One will introduce new collaborative spaces, wellness facilities and sustainability upgrades aimed at supporting productivity and employee wellbeing.
The new extension includes a double-height reception, dedicated food and beverage offer, social lounges, and a rooftop terrace with landscaped breakout areas and a wellness zone. Internally, the tower will be modernised with upgraded floorplates, windows, lifts and shared facilities. The scheme also adds secure cycle storage and active travel amenities including showers, a drying room and locker space.

This investment is a clear statement of intent about the building’s importance to both our portfolio and to Manchester.”
Sustainability is central to the upgrade, with existing gas boilers set to be replaced by heat pumps, a new electrical substation to support renewable energy systems, and smart building technologies throughout. The building’s integration with its surroundings will also be enhanced through improved public realm, soft landscaping and rooftop planting.
The design approach draws on Manchester’s industrial heritage, blending 1960s architecture with contemporary interiors, locally sourced art, and a mix of vintage and modern furnishings.
Manchester One currently hosts 30 businesses and sits within walking distance of both Oxford Road and Manchester Piccadilly stations. Bruntwood SciTech is delivering the project with Bridge Architects and Cubicworks, with completion expected in early 2028.
