Glencar to deliver 284,575 sq ft industrial scheme at Hillwood Park, Luton

Third scheme with Hillwood sees contractor engaged at pre-construction stage.

Glencar has secured its third consecutive appointment from developer Hillwood to deliver a 284,575 sq ft multi-unit industrial and logistics scheme at Hillwood Park in Luton.

 

The 16-acre development, located within the established Sundon Park Industrial Estate, will provide speculative warehouse accommodation ranging from 14,000 sq ft to 80,000 sq ft. The scheme is designed to cater for manufacturing, distribution and e-commerce occupiers amid continued demand for high-quality industrial space.

 

Glencar has been appointed at pre-construction stage to progress detailed design and delivery planning, applying early contractor involvement to drive buildability efficiencies and programme certainty.

 

Hillwood Park Luton will target BREEAM Excellent and EPC A ratings, incorporating sustainability and wellbeing-led initiatives aimed at supporting long-term operational efficiency for occupiers.

 

The scheme follows Glencar’s recent completion of the 335,000 sq ft Crewe 335 project and ongoing works at Martland Park in Wigan, strengthening the contractor’s strategic relationship with Hillwood.

 

Peter Goodman, managing director at Glencar, said the repeat appointment reflects the strength of the partnership and the contractor’s ability to deliver complex industrial developments to programme and quality expectations. He added that early engagement would help ensure efficient and sustainable delivery.

 

Greg Dalton, UK vice president at Hillwood, said Glencar had proven to be a reliable partner across previous schemes and described the Luton project as a key addition to Hillwood’s expanding UK pipeline.

 

The development benefits from strong connectivity to the M1 motorway and surrounding arterial routes, supporting regional and national distribution networks. Practical completion is targeted for Q4 2026, with units expected to be available for occupation from December 2026.
