Italian manufacturer secures consent for 170,000 sq ft factory at New Stanton Park
Fassa Bortolo to deliver state-of-the-art manufacturing plant in Ilkeston.

Full planning permission has been granted by Erewash Borough Council for a major new manufacturing facility at New Stanton Park in Ilkeston, paving the way for the redevelopment of part of the former Stanton Ironworks site.
Italian construction materials manufacturer Fassa Bortolo will develop a 170,000 sq ft state-of-the-art factory complex on the 220-acre business park, which is being delivered by Verdant Regeneration. The facility will serve as the company’s new UK headquarters and manufacturing base.
The scheme includes a production plant for pre-mix renders and plasters, integrated warehousing and a dedicated training academy. A defining feature of the development will be a 60-metre-high tower—three metres taller than the former ironworks chimney—intended to act as a new industrial landmark for the site.
New Stanton Park is one of the largest regeneration projects in the East Midlands, transforming the former ironworks into a modern employment campus with capacity for up to 4,000 workers once fully built out. The Fassa Bortolo facility represents one of the most significant individual investments on the estate to date.
David Ward of Verdant Regeneration described the site as “one of the best locations for manufacturing in the East Midlands,” highlighting its strategic connectivity and industrial heritage.
The project forms part of Fassa Bortolo’s wider international expansion, with the company investing £350 million globally. Founded in 1710 and headquartered in Treviso, Italy, the business specialises in building materials and lime-based products.
Alongside the new industrial building, the development is expected to create more than 100 skilled jobs, contributing to the economic regeneration of the area. Erewash Borough Council leader James Dawson said the scheme represented a significant vote of confidence in the borough and a renewed purpose for the historic site.
The approval further strengthens New Stanton Park’s positioning as a major advanced manufacturing hub in the region, combining large-scale industrial construction with long-term economic investment.
