Manchester Mayfield mixed use next phase takes off
Manchester City Council to approve plans for city’s next regeneration area – Mayfield.

The scheme is a mix of residential, commercial and retail. The project includes 879 new homes to rent in four towers, with the tallest at 28 storeys. Ground floor commercial use includes shops, a gym and restaurants with a new public park included in the plans. The River Medlock will flow through the site.
Leading the development is the Mayfield Partnership, comprising LandSecU+I, Manchester City Council, Transport for Greater Manchester and LCR. It was formed in 2016 to plan the regeneration of this 24-acre brownfield site.
The scheme, designed by architects Studio Egret West ad ShedKM, is on an historic site that has a long industrial history. This regeneration will introduce residents to the area for the first time in over a century.
WSP were appointed to provide MEP and specialist consultancy and the energy strategy they developed for the buildings is to optimise passive design to reduce energy demand and the risk of overheating.
The proposed development will be fully electric and make use of ducted MVHR (mechanical ventilation with heat recovery) in each apartment . Heating will be delivered through electric panel heating and domestic hot water for all apartments will be generated by local air source heat pumps. They will also provide free cooling.
