Manchester United secures land for stadium-led regeneration project

Land acquisition marks milestone in plans for a wider 370-acre regeneration programme around Old Trafford.

Manchester United has secured the majority of the land required for its proposed new 100,000-seat stadium, taking a significant step forward in a wider regeneration programme that aims to transform the Old Trafford area into one of the UK's largest mixed-use development projects.

 

The club has acquired a 25-acre site located around 350 metres north-west of the existing stadium from industrial property owner Indurent, a Blackstone portfolio company. The land acquisition provides the platform for the proposed new stadium, which is intended to become the largest sporting venue in the UK.

 

However, the stadium forms only part of a much larger regeneration vision that extends across a 370-acre area surrounding Old Trafford.

 

According to project partners, the wider regeneration programme is expected to deliver around 15,000 new homes, including affordable housing, alongside new commercial, leisure and public spaces. The scheme is also forecast to create approximately 48,000 jobs locally and contribute more than £7 billion annually to the UK economy.

 

For the regeneration sector, the project represents one of the most ambitious examples of sports-led development currently being advanced in the UK, using major leisure infrastructure as a catalyst for wider economic growth and place-making.

 

Manchester United has been working with Trafford Council and the Old Trafford Regeneration Mayoral Development Corporation (OTRMDC) to ensure the proposed stadium integrates with broader plans for the area, including transport, connectivity and public realm improvements.

 

The project aims to create a new sporting, entertainment and residential destination while retaining close links to the club's historic home.

 

Collette Roche, chief executive of Manchester United's New Stadium Development, described the land acquisition as a significant milestone in moving the project into its next phase.

 

She said the location would allow the club to remain closely connected to Old Trafford while supporting wider local and national growth ambitions.

 

The acquisition also reflects growing momentum behind the regeneration strategy for western Manchester, with the stadium viewed as a key anchor development capable of attracting further public and private investment into the area.

 

The Old Trafford Regeneration Mayoral Development Corporation is expected to publish its wider vision for the regeneration programme in July, including further details on the proposed stadium site and a formal consultation process.

 

For the property industry, the project will be closely watched as an example of how major sporting infrastructure can drive large-scale mixed-use regeneration, housing delivery and economic development across an entire district rather than simply serving as a standalone venue.
