Muse and Homes England submit plans for £640m Slough regeneration

Proposals  would deliver around 1,500 homes and new mixed-use neighbourhood in the heart of Slough.

Muse and Homes England have submitted a planning application for the £640 million North West Quadrant (NWQ) regeneration project in Slough town centre.

 

The proposals would transform the former Thames Valley University site into a new mixed-use neighbourhood comprising around 1,500 homes, commercial space, community facilities and public realm across a 3.6-hectare site.

 

The scheme includes plans for a landmark office building, approximately 3,000 sq m of retail, café and leisure space, a nursery providing places for up to 100 children, and a large community events space. New green spaces, play areas and enhanced walking and cycling routes are also proposed throughout the development.

 

The first phase of the project has been submitted in detail and would deliver 473 build-to-rent apartments and 325 co-living homes across two development plots. The phase also includes ground-floor commercial accommodation, including a gym, café and retail units.

 

The wider regeneration project forms part of the ongoing transformation of Slough town centre. Muse has previously delivered several major schemes in the town through its partnership with Slough Borough Council, including The Curve, Slough Ice Arena, the Centre, the Moxy Hotel and more than 500 new homes.

 

Homes England became development partner for the scheme following its acquisition of the NWQ site from Slough Borough Council in 2023.

 

Chris Scott, development director at Muse, said the planning submission represented a significant milestone for both the project and the wider town centre.

 

He said: “The submission of this planning application is a significant milestone for North West Quadrant and for the economic transformation of Slough town centre.”

 

Kate McBride, regional executive director at Homes England, said the proposals would unlock one of the town’s most significant regeneration opportunities.

 

She said: “In partnership with Muse, we are bringing forward ambitious plans that will transform a long-vacant site into a vibrant, mixed-use neighbourhood that will deliver new homes, jobs and high-quality public spaces.”

 

Subject to planning approval, the development will be delivered in phases and is expected to play a key role in supporting Slough Borough Council’s long-term vision for growth and town centre renewal.
