Olympian secures Gateway 2 approval for Bristol Haymarket towers

Mixed-use scheme to deliver 592 beds across PBSA and co-living in twin high-rise development.

Olympian Homes has received Gateway 2 approval for its major residential-led scheme in central Bristol, unlocking the delivery of 442 purpose-built student accommodation (PBSA) units and 150 co-living homes across two high-rise towers.

 

The development, located at Haymarket and delivered in partnership with Cain, comprises 29 and 18-storey buildings and will be constructed by RG Group, with completion scheduled for mid-2028.

 

The scheme passed through Gateway 2 in just 14 weeks following submission to the Building Safety Regulator’s newly established innovation unit. Olympian Homes’ construction director, Richard Goodwin, credited the swift approval to a highly collaborative approach: “BSR performance was greatly improved and the whole process was achieved in 14 weeks. This is testament to the working relationship of the whole team.”

 

The project continues Olympian’s strategy of redeveloping urban sites with long-term regeneration potential. The Haymarket scheme combines high-density student and co-living accommodation in a central location, responding to growing demand for professionally managed rental housing in Bristol.

 

Chairman Mark Slatter said the business remains committed to its growth plan despite wider market challenges. “Olympian Homes continues to advance its growth strategy, remaining focused on the acquisition and redevelopment of high quality urban sites that deliver long term value and support meaningful regeneration,” he said.

 

The scheme adds to a growing pipeline of large-scale residential projects in UK cities aimed at addressing constrained rental supply and providing modern, high-rise housing solutions.
