Planning progress for Maidenhead's Nicholson Quarter redevelopment
Project covers over 1 million sq ft with new homes, commercial and retail in the plan

Plans for the major redevelopment of Maidenhead’s Nicholson Quarter have taken a step forward following a resolution to grant planning consent in November 2025. The updated application covers approximately 1.125 million square feet and builds on previous proposals with design revisions in response to community and local authority feedback.
The mixed-use regeneration is led by Areli Developments on behalf of the site’s owner, Tikehau Capital. The project aims to transform the site of the former Nicholsons Shopping Centre into a combination of residential, commercial, and public spaces. Start on site is targeted for the first quarter of 2026.
Revisions to the initial plans include a reduction in maximum building heights and updated compliance with current national fire safety and building regulations. Market demand has also prompted a shift in emphasis, replacing one of three previously planned office buildings with additional housing.
The scheme will deliver a mix of homes, including provision for later living, alongside new commercial units, public realm improvements, and upgraded transport infrastructure. New bus stops, cycle parking, and a multi-storey car park with electric vehicle charging and ShopMobility services are planned to support town centre access.
The development is designed to increase town centre footfall and reduce development pressure on surrounding green belt land. A variety of workspaces, including co-working areas, smaller office units, studios, and workshops, are intended to attract a diverse business community. Flexible leasing arrangements are expected to support new and small enterprises.
Retail space will be offered on shorter leases with minimal fit-out requirements, aiming to attract local and independent businesses rather than national chains. This approach is intended to foster a varied and adaptable high street environment.
Areli Developments, known for its involvement in large-scale regeneration projects such as Battersea Power Station and Gunwharf Quays, is working alongside architectural practice JTP to deliver the Nicholson Quarter. JTP brings experience in urban design and placemaking, with a focus on integrating residential, commercial, and public uses.
The Nicholson Quarter project has previously received broad local support, with 82% of respondents backing the original planning consent. The current plans aim to retain the core elements of that vision while reflecting updated priorities and regulatory standards.
