Clowes secures consent for former Rolls-Royce site

Clowes Developments has received reserved matters planning consent from Ashfield District Council to deliver more than 500,000 sq ft of new industrial and commercial space at Harrier Park in Hucknall, Nottinghamshire.


The approval allows for the construction of six units ranging from 60,000 sq ft to 206,000 sq ft across two plots on the 31-acre site. The development is aimed at supporting a wide mix of occupiers in the manufacturing, logistics, and distribution sectors.


Located on the former Rolls-Royce aerospace site, Harrier Park is one of the largest regeneration opportunities in the region. The site is currently undergoing enabling works as part of a multi-million-pound ground remediation programme launched following Clowes’ acquisition of the land in 2024.


Kevin Webster, Associate Director at Clowes Developments, said the consent marked a key milestone: “We’re transforming a landmark site into a vibrant commercial hub that will deliver lasting economic benefits to Hucknall and the wider Ashfield area. With enabling works already underway, we are committed to progressing the scheme at pace and attracting top-tier occupiers.”


The location offers direct connectivity to the M1 and East Midlands Airport and is served by the local tram network, with a terminus nearby. Harrier Park also lies outside the Nottingham Workplace Parking Levy zone, further enhancing its appeal to potential occupiers.


To support businesses with higher energy needs, Clowes has secured 8.1 MVA of power capacity for the site, which will be distributed based on tenant requirements.


The developer is continuing to work with Ashfield District Council and other partners as the scheme advances, with further announcements expected in due course.
