EDC and Stoford secure 209,000 sq ft logistics deal at Axis Works

Epta Development Corporation (EDC) and Stoford have secured a freehold turnkey deal for a 209,319 sq ft last-mile logistics unit at Axis Works in Avonmouth, Bristol, marking another major milestone for the 101-acre industrial scheme.

 

The high-specification unit will be delivered on a 27.91-acre plot at Central Park on behalf of an undisclosed occupier, representing a significant investment in the South West logistics market. Bowmer + Kirkland has been appointed as main contractor for the project.

 

The new building will target EPC A and BREEAM ‘Very Good’ ratings and will incorporate photovoltaic panels and electric vehicle charging provision as part of its sustainability strategy.

 

The transaction follows continued progress across Axis Works, where EDC and Stoford are also delivering a £74 million, 390,000 sq ft logistics facility pre-let to Marks & Spencer on behalf of LondonMetric Property. The M&S warehouse, secured on a 20-year lease, has reached a key construction milestone with completion of the steel frame. Cladding and roofing works are now underway.

 

Both developments are scheduled for practical completion in October 2026 and will be accessed via a new internal estate road, which has already achieved sectional completion.

 

Axis Works has hybrid planning consent for approximately 2 million sq ft of industrial, warehouse and logistics space and sits within the Avonmouth Severnside Enterprise Area in South Gloucestershire. The location benefits from strong connectivity to the M4 and M5 corridors, reinforcing its position as a key regional distribution hub.

 

Chris Tsakumis, principal at EDC, said the scheme continues to attract high-quality occupiers. “This latest development reflects the site’s attractiveness and its growing reputation as a premier industrial destination in the region,” he said.

 

Dan Gallagher, joint managing director at Stoford, added that the scheme’s infrastructure and ability to deliver bespoke buildings were driving strong occupier interest. “Progress across the estate highlights the scale and momentum of the scheme,” he said.

 

CBRE and Knight Frank are joint agents on Axis Works.

 

The latest deal further underlines sustained demand for modern, sustainable logistics space in core regional markets, despite broader economic headwinds affecting other parts of the commercial property sector.
