PLP gets green light for Nottingham logistics campus

PLP has secured reserved matters planning consent for a 700,000 sq ft industrial and logistics development close to Junction 27 of the M1 in Nottinghamshire.
Ashfield District Council has approved plans for PLP Nottingham, a three-unit logistics campus that will be developed speculatively and is targeted for completion in the fourth quarter of 2027.
The 65-acre development will comprise a 459,000 sq ft unit, a 172,000 sq ft building and a smaller 69,000 sq ft facility, allowing the scheme to target occupiers with different space requirements.
Located immediately adjacent to Junction 27 of the M1, PLP Nottingham sits within the Midlands logistics market, with Nottingham, Derby and Mansfield all nearby.
PLP said the location puts 85% of the UK population within a four-hour drive, providing access to national distribution networks as well as the surrounding regional labour market.
The developer plans to deliver all three buildings speculatively, bringing the space forward without occupiers being secured in advance.
The development will provide up to 8MVA of power and has been designed to accommodate a range of industrial and logistics uses.

The largest building will account for almost two-thirds of the total floorspace at 459,000 sq ft, giving the development the capacity to accommodate a major national distribution or industrial requirement.
The two smaller buildings broaden the potential occupier base, with the 69,000 sq ft and 172,000 sq ft units aimed at businesses requiring different scales of accommodation.
PLP said all three units will be constructed to a high specification with associated sustainability credentials.
The decision to proceed speculatively represents a significant commitment to the Midlands industrial and logistics market, particularly given the scale of the largest building and the development programme extending through to late 2027.
The location forms part of the UK's established logistics “Golden Triangle”, where proximity to the motorway network and major population centres has supported sustained demand for distribution and industrial property.
Power availability is also becoming an increasingly important consideration for industrial occupiers as buildings accommodate greater levels of automation, electrification and other energy-intensive operations.
The provision of up to 8MVA at PLP Nottingham will therefore form part of the development's offer alongside its motorway connectivity, building specification and range of unit sizes.
With reserved matters consent now secured, PLP is moving forward with the speculative development ahead of its targeted completion in Q4 2027.
