SEGRO has started construction of a 722,000 sq ft logistics warehouse at its 5 million sq ft logistics park in Northampton. The development is being built on a 34-acre plot at SEGRO Logistics Park Northampton, adjacent to Junction 15 of the M1, and is scheduled for completion in early summer 2027.
Starting the project means almost two-thirds of the logistics space planned across the wider park will either have been completed or be under construction. SEGRO is bringing forward the warehouse amid what it describes as strong occupier demand for large-scale logistics space along the southern M1 corridor.
Citing data from DTRE, the developer said take-up of big-box space reached 16.8 million sq ft during the first half of 2026, 19% above the post-Covid average. The new building will have an 18m clear height, more than 100 dock loading doors and 3.5MVA of secured power. It will also include more than 28,000 sq ft of flexible office accommodation and 10,000 sq ft of amenity space.
SEGRO is targeting a BREEAM Outstanding rating for the development, with sustainability measures including rooftop photovoltaic panels, air-source heat pumps and rainwater harvesting.
Dan Holford, head of national markets at SEGRO, said: “The construction of this high-specification warehouse reflects the strength of demand for modern logistics space along the southern M1 corridor.
“In a prime location within the Golden Triangle, with immediate access to the motorway, a modern rail freight interchange and a proven logistics ecosystem, SEGRO Logistics Park Northampton remains one of the UK’s most compelling locations for large-scale distribution operations.”
The wider development already includes an Amazon fulfilment centre, while a major distribution facility for Yusen Logistics is due to become operational later this year. Occupiers at the park also have access to a rail freight interchange operated by Maritime Transport, connecting the site with the West Coast Mainline.
SEGRO is positioning the combination of motorway and rail connections as a central part of the park's offer to large logistics operators. The site is approximately four miles from Northampton and has access to a labour pool of more than 500,000 people within a 30-minute drive, according to the developer.
Construction of the latest warehouse represents another substantial commitment to speculative big-box development at a time when developers are increasingly concentrating new logistics capacity around established transport corridors, available power and sites capable of accommodating large-scale distribution operations.
For SEGRO, the project also moves the Northampton development closer to build-out, with around two-thirds of its planned 5 million sq ft pipeline now either delivered or moving through construction.
