Brentford Works recommended for approval

Plans for Brentford Works, a major mixed-use redevelopment on the site of the former SEGA building in west London, have been recommended for approval by the London Borough of Hounslow’s Planning Committee.


The proposal, submitted by Tikehau Capital and Areli Developments, would see the transformation of an underused brownfield site at 27 and 1053 Great West Road into a residential-led scheme with 856 new homes, 266 of which would be affordable. The plans include substantial public realm enhancements and infrastructure improvements intended to support local connectivity and economic growth.


The committee report acknowledges some "less than substantial" harm to heritage assets but concludes that this is outweighed by the public benefits of the scheme. These include housing delivery, job creation, sustainability targets, and transport upgrades.


The project forms part of the wider Great West Corridor Opportunity Area and aims to make efficient use of land while supporting Hounslow’s strategic growth objectives. According to planning officers, the scheme would “optimise the development capacity” of the site and contribute positively to local housing supply, including meeting the London Plan target of 35% affordable housing by habitable room.


  • Beyond residential provision, Brentford Works promises wider community benefits:

  • Creation of 250 permanent jobs and 448 construction roles.

  • An estimated £14.9 million in future net local spending.

  • Safeguarded land for a future West London Orbital Station.

  • Enhancements to pedestrian and cycle infrastructure, including a 'clean air route' away from the A4/M4 corridor.

  • A new public square to support local events and match days at Brentford FC.

  • Reinstatement of the historic Brentford Fountain to its original location.


Environmental performance is a central focus, with the development targeting a 67% reduction in emissions compared to Building Regulations Part L standards. Landscaping plans include significant tree planting and biodiversity enhancements.


The revised application, first submitted in October 2023, followed extensive engagement with council officers, local stakeholders, and residents. The planning committee's recommendation marks a significant step forward for the scheme, which developers say remains “viable, market-facing, and deliverable.”


If approved, Brentford Works will form a key part of the ongoing regeneration of the area, delivering new housing, employment opportunities, and infrastructure while preserving and enhancing links to local heritage and green spaces such as Gunnersbury Park.
