Plans validated for major mixed use development in Croydon

Croydon Borough Council has received and validated plans for Tapestry Croydon, a major element of the borough’s regeneration plans.


Plans outline a site redevelopment to provide buildings between 16 and 42 storeys high which will provide 676 build-to-rent homes, with 20% allocated as affordable housing for local residents.


The proposed development, lead by Croydon Developments, provides 887sqm (GIA) of internal communal amenity space, at ground and mezzanine levels, providing a range of spaces for residents to enjoy. These include a gym, co-working spaces, lounges, a cinema room and play areas.


The development will feature high-quality architecture designed to reflect the character of the local area, along with strong sustainability credentials.


The site is currently vacant, following demolition of a former multi-storey car park in 2018. The area is close to the popular Croydon Box Park and railway station.


The plans also include a 13,000 sq ft NHS health facility and over 50,000 sq ft of combined public and private outdoor space. The development is set to be car-free with a new pedestrianised route across the site and upgraded cycle links.


The proposals note that the development completes the final part of the Fairfield masterplan “after years of vacancy and inaccessibility.” The scheme aims to create a new space for living, work and leisure.


Architect for the scheme is Studio Egret West, with MEP, sustainability and energy consultancy by Hoare Lea. Civils are by Whitby Wood and planning consultant is DP9.
