Benniman to deliver 285,000 sq ft cold store unit at DIRFT

The scheme for Prologis will be known as DC11

17 December 2025

Construction firm Benniman has been appointed by Prologis UK to build a 285,000 sq ft cold store logistics facility at Daventry International Rail Freight Terminal (DIRFT) in Northamptonshire.

Known as DC11, the new unit will feature cross-docked space with 48 dock doors, a 22-metre haunch height, tenant-specific enhancements, and external amenity areas. The facility is being designed to meet high sustainability standards, targeting EPC A+, BREEAM Outstanding, and net zero carbon in construction.

DC11 forms part of the Prologis RFI DIRFT logistics park and follows Benniman’s previous delivery of the 217,785 sq ft DC8 unit at the same site.

Benniman managing director Steven Smith said the appointment builds on the company's longstanding relationship with Prologis, which includes over 1 million sq ft of development across sites such as Prologis Apex Park, Prologis Park Ryton, and Prologis Park Wellingborough West.

"DC11 showcases the combined focus we place on innovation, build quality and sustainability and reflects the strength of our collaborative relationship," Smith said.
