Lloyds Living and Keepmoat agree deal for 294 new rental homes in Yorkshire

Company growing its BtR portfolio to more than 7,600 homes

Lloyds Living has expanded its build-to-rent portfolio with the acquisition of 294 new family homes across four sites in Yorkshire, under a new agreement with national housebuilder Keepmoat.


The deal brings Lloyds Living’s total UK portfolio to more than 7,600 homes and marks a significant step in its strategic partnership with Keepmoat. The new homes will be delivered on sites in Hungerhill, Firbeck, South Elmsall and Upton, and will be aimed at the private rental market, specifically targeting families and professionals.


The developments will comprise a mix of two-, three- and four-bedroom properties. Over 200 of the homes will be built to an all-electric specification, aligning with future zero-carbon housing targets. All four sites are expected to achieve NextGeneration Bronze certification, a national benchmark for sustainable housing, reflecting both firms’ emphasis on energy efficiency and long-term environmental performance.


The homes will be managed by Lloyds Living Property Management (LLPM), with first completions scheduled for October 2025.


Commenting on the agreement, Matt Burgess, CEO of Lloyds Living, said the deal underscores the company's focus on delivering high-quality single-family rental homes through partnerships with volume housebuilders. “These new homes offer high specification accommodation that meets some of the highest modern building standards,” he said. “They don’t just increase the availability of rental homes—they improve the quality of it, and the quality of life for our customers.”


Lloyds Living, has been steadily building its footprint in the UK’s suburban rental sector. For comparison, Grainger is cited as the UK’s largest listed residential landlord and has a portfolio of around 11,000 homes.

Each of the four Yorkshire locations has been selected for its proximity to local schools, transport infrastructure and amenities, aiming to attract renters seeking a combination of convenience, comfort and environmental responsibility.
