Muse signs agreement to deliver £1bn Stevenage Station Gateway
Regeneration scheme will bring new homes, community space and improved transport links.

A major step forward has been taken in the £1bn regeneration of Stevenage town centre, as Stevenage Borough Council has signed a development agreement with Muse for the delivery of the Station Gateway scheme.
Delivered in partnership with ECF — a collaboration between Muse, Homes England and Legal & General — Station Gateway will bring at least 1,000 new homes, upgraded station facilities, and around 50,000 sqm of development. This includes public amenities and community spaces arranged along a new landscaped route linking the town centre with the station and the nearby Leisure Park.
The project, procured via Pagabo’s Developer Led Framework, is backed by the Stevenage Development Board and aims to reinforce the town’s role as a strategic centre for housing, jobs and transport.
Councillor Richard Henry, Leader of Stevenage Borough Council, described the deal as “an important milestone in the next chapter of the town centre’s regeneration,” particularly as Stevenage approaches its 80th anniversary as the UK’s first New Town.
Chris Scott, Development Director at Muse, said the partnership would prioritise engagement with local people and businesses, with a focus on delivering “a detailed vision for Station Gateway that truly reflects the town’s priorities.”
The wider regeneration has already seen £6 million of government Towns Fund investment to support the new multi-storey station car park. A detailed masterplan for Station Gateway will now be developed, with public consultation planned for the first half of 2026. Subject to funding, construction is expected to begin in 2028, with the first homes completed by 2030.
