Plans submitted for 490-home mixed-use scheme at Finsgate House
HUB and AHMM unveil proposals for residential-led redevelopment near Old Street.

Developer HUB has submitted plans for a major mixed-use scheme at Finsgate House in Hackney, aiming to deliver 490 new homes, 4,000 sq m of workspace, and new public amenities in one of East London’s most connected neighbourhoods.
Designed by architects AHMM, the proposals would replace three outdated office buildings with a modern, high-density development that reflects the area’s growth and changing needs. The site lies adjacent to Old Street’s 'Silicon Roundabout' and underground station, placing it at the heart of London’s Tech City cluster.
The scheme includes two buildings of 35 and 5 storeys. The taller building will provide professionally managed homes, while the lower block will offer Grade A office space, including 10% affordable workspace for local SMEs. A flexible community hub has also been incorporated into the ground floor, shaped by extensive local consultation.
The development features improved public realm, including wider pavements, active frontages, new planting, lighting and seating, aimed at transforming the area into a more welcoming, accessible environment. Step-backs and terracing reduce the visual impact of the taller building, while sustainable design strategies focus on material reuse, biodiversity and energy efficiency.
