Viridis secures approval for one of the UK’s largest PBSA schemes

University of Manchester set to redevelop Fallowfield Campus

Planning approval has been granted for a major redevelopment of the University of Manchester’s Fallowfield Campus, paving the way for one of the UK’s largest purpose-built student accommodation (PBSA) projects.


The project, led by the Viridis Living consortium, comprising Equitix, GRAHAM, and Derwent Facilities Management, will deliver up to 3,300 new student homes across the Owens Park, Oak House and Woolton Hall sites.


Manchester City Council has approved Reserved Matters for the scheme, enabling development to proceed on detailed plans covering design, layout, and landscaping.


Five distinct residential neighbourhoods will be created, each reflecting elements of Manchester’s cultural and historical identity. The project incorporates extensive green infrastructure and a focus on student wellbeing, accessibility and inclusion.


Designed by Sheppard Robson with planning support from Deloitte, the scheme is targeting Passivhaus certification and BREEAM Excellent standards. Modern Methods of Construction (MMC) and offsite manufacturing will be employed to accelerate delivery and reduce environmental impact.


A proactive application to the Building Safety Regulator was submitted in June 2025—three months ahead of planning consent, demonstrating the project’s focus on fire safety and regulatory compliance.


Neil McFarlane, Project Director at GRAHAM, said the scheme marks a milestone in delivering high-quality student housing. “Inclusion, accessibility and student wellbeing are embedded throughout the scheme, making this one of the most forward-thinking student accommodation developments in the UK,” he said.


The project will include a range of amenity and study spaces, a new social hub, and a car-free public realm. Biodiversity has been prioritised through green spaces and landscaping, and the development also incorporates the relocation of Mitzi Cunliffe’s historic ‘Cosmos 1’ relief sculpture.


Enabling works are already under way, with main construction scheduled to begin in early 2026. A phased handover will take place from 2026 to 2030, supporting the University’s goals for long-term residential renewal and student support.
