Legendre UK appointed to sustainable redevelopment at 10 Salisbury Square

54,000 sq ft retrofit scheme will target top sustainability ratings in central London.

Legendre UK has been appointed by Original Works as main contractor for the redevelopment of 10 Salisbury Square in the City of London, a project that will transform the existing building into a high-specification, low-carbon office scheme.

 

The six-storey property, being developed by SIMTEN, will be known as Oriel St Bride’s. It will deliver around 54,000 sq ft of office space following a comprehensive refurbishment and extension. The plans include the addition of two new office floors, alongside upgraded amenities, roof terraces and enhanced public realm.

 

A key architectural feature will be a new oriel window designed to frame views of the adjacent St Bride’s Church, integrating the development with its historic surroundings while introducing a distinctive contemporary element.

 

Sustainability is central to the scheme, with approximately 90% of the existing structure to be retained. The project will incorporate low-carbon construction methods, all-electric building services and on-site renewable energy systems, alongside rainwater harvesting.

 

The development is targeting BREEAM Outstanding and NABERS 5 Star ratings, placing it among the highest-performing office refurbishments in London. It has also been selected for the UK Net Zero Carbon Building Standards pilot programme, reflecting its role in testing new benchmarks for sustainable development.

 

Alongside internal improvements, the scheme will deliver enhancements to the surrounding public realm, including landscaping and greening of St Bride’s Passage to improve the pedestrian environment.

 

By increasing density on a well-connected City site and reusing the majority of the existing structure, the project aims to balance heritage sensitivity with the delivery of modern workspace suited to evolving occupier demands.
