Westminster Council approves office-led redevelopment at 33 Cavendish Square

Scheme to deliver Grade A office space alongside retail and cultural spaces

Westminster City Council has granted planning approval for the redevelopment of 33 Cavendish Square, a major mixed-use project in London’s West End that will deliver approximately 800,000 sq ft of Grade A office space alongside flexible retail and cultural uses.

 

The development, designed by architects KPF, is located on a prominent island site just west of Oxford Circus. In addition to the new office provision, plans include around 102,000 sq ft of flagship retail space and 38,000 sq ft dedicated to cultural and creative activities. This will feature a new auditorium, flexible event venues, and studios and workspaces aimed at supporting creative, digital and technology industries.

 

Combining retrofitting with new-build elements, the scheme is designed to support sustainability, wellbeing, and workforce productivity. It will be fully electric and aligned with net zero targets, with the office element targeting BREEAM Outstanding certification. The project also includes over 1,000 cycle parking spaces.

 

Construction is expected to begin in 2029, with completion anticipated by 2033.
