Thames Road plans approved for 1,685-home riverside neighbourhood

Ballymore secures consent for brownfield regeneration in Royal Docks.

Ballymore has received planning consent from the London Borough of Newham for the redevelopment of its Thames Road site, paving the way for the delivery of 1,685 new homes on a prominent industrial brownfield location along the River Thames.

 

The consented masterplan includes 173 homes for social rent, 359 co-living suites, a new primary school, over 13,500 sq m of light industrial and flexible workspace, and a new riverside park. The scheme will also provide retail and community spaces at ground level.

 

Designed by Howells, the proposals draw inspiration from the area’s industrial past, incorporating varied building typologies such as mansion blocks, townhouses and co-living buildings. The architectural palette uses a mix of brick tones to create a distinctive identity for the new neighbourhood.

 

Thames Road is located just east of Thames Barrier Park and forms part of Ballymore’s long-standing investment in Newham, which includes the nearby Royal Wharf and Riverscape developments — together delivering over 4,000 homes, schools, public parks, and a new pier on the Thames Clippers river bus network.

Our commitment to the Royal Docks spans decades, and this approval allows us to build on the success of Royal Wharf while continuing to respond thoughtfully to the area’s evolving character and needs.”

 

A separate application for Ballymore’s Knights Road site, located nearby and comprising a further 1,667 homes and 4,000 sq m of workspace, is currently awaiting determination. Construction at Thames Road is expected to begin in 2027.
