Ballymore secures consent for 1,667-home mixed-use scheme in Newham

Royal Docks development will combine housing with workspace and public realm improvements.

Ballymore has secured planning permission from London Borough of Newham for a major mixed-use redevelopment at Knights Road in the Royal Docks.

 

The scheme will deliver 1,667 homes on a brownfield industrial site close to West Silvertown DLR, alongside more than 11,000 sq m of light industrial and flexible workspace. The inclusion of employment space is intended to retain the area’s productive character while introducing new residential uses.

 

Designed by Allies & Morrison, the development builds on Ballymore’s wider presence in the Royal Docks, including nearby schemes at Royal Wharf and Riverscape. The proposals draw on the area’s industrial heritage through a mix of building forms, materials and public spaces.

 

The masterplan includes over 10,000 sq m of new public realm and 8,000 sq m of communal open space, with a network of routes designed to prioritise walking and cycling. Ground floor uses will support local businesses and help create active streets.

 

As part of the project, Ballymore has committed £1 million towards improvements to Lyle Park, working with the council and local stakeholders to enhance biodiversity, play facilities and leisure provision.

 

The approval follows a series of recent consents for Ballymore in London, taking its total approved homes to more than 3,500 so far this year. Together with other nearby projects, the Knights Road scheme forms part of a broader programme of regeneration across the Royal Docks.

 

As this is a large project it will also go before the Mayor of London as a Stage 2 referral.
