Mayor confirms £20m backing for Solihull town centre regeneration scheme

Funding announced at UKREiiF 2026 will support the first phases of the Holbeche Place mixed-use development.

The Mayor of the West Midlands has announced around £20m of funding support for the delivery of the Holbeche Place regeneration scheme in Solihull, with the investment unveiled during UKREiiF 2026 in Leeds this week.


The funding from the West Midlands Combined Authority will support the first two phases of the mixed-use development, which will deliver 346 build-to-rent homes followed by 228 affordable homes as part of the wider masterplan.


Holbeche Place is planned as a major new mixed-use neighbourhood in Solihull town centre, ultimately delivering around 1,600 homes alongside retail, leisure, commercial space and public realm improvements over the next decade.


The regeneration scheme is being delivered through a partnership between Solihull Council and Muse.

Announcing the investment at UKREiiF, West Midlands Mayor Richard Parker said the project represented the type of town centre regeneration needed across the region.


He said: “Holbeche Place is exactly the kind of redevelopment our region needs – high quality homes, new businesses, safer streets and more people living in and using the town centre every day.”


The development is intended to create a new residential-led quarter within Solihull town centre, combining housing with independent retail, food and beverage uses, cultural activity and enhanced public spaces.

Plans also include new pedestrian routes and public realm improvements designed to strengthen links into the town centre from Warwick Road and increase activity throughout the day and evening.


Paul Johnson, chief executive at Solihull Council, described the scheme as a significant long-term investment opportunity for the borough.


He said: “Our partnership with Muse is unlocking a major development programme that brings new homes, high-quality commercial space and a significantly enhanced public realm into the heart of the borough.”

Muse development director Lisa Turley said public sector funding continued to play an important role in unlocking large-scale regeneration projects.


She said: “Holbeche Place will be critical to Solihull town centre’s long-term success – driving growth, investing in retail, delivering new homes and curating quality public spaces.”
